Inspection
MLD conducted a same-day on-site inspection focused on identifying hidden moisture sources and assessing potential mold risk areas. The inspection combined visual assessment with moisture mapping and targeted thermal scanning to evaluate areas behind finished surfaces.
Special attention was given to recently renovated spaces where cosmetic upgrades can conceal underlying moisture problems. Air sampling was performed to establish baseline indoor air quality and confirm whether elevated mold spores were present.
All findings were documented with photos and measurement data to ensure clear communication between buyer, seller, and contractors.
Findings
The inspection identified a localized moisture issue behind a guest bathroom wall caused by a slow, long-term plumbing leak. Although no visible mold was present on finished surfaces, moisture readings exceeded normal thresholds.
Laboratory analysis confirmed mold growth consistent with prolonged moisture exposure but limited to a confined area. No evidence of widespread contamination or structural damage was found elsewhere in the home.
Because the issue was detected early, remediation could be targeted without invasive demolition or extended disruption.
